Yes, the application fee is $35. 

East High Lofts is an affordable community, and income restrictions do apply. Please contact our leasing office for more information. 

We do not offer individual leases (by-the-bed) with co-living arrangements (individual leases with private rooms and shared commons spaces). 

A specific apartment can be requested. Apartments can only be held once the security deposit is paid. And if the floor plan you want isn't available, we can put you on a waiting list for that bedroom size and we'll reach out when it becomes available. 

Residents are responsible for their own electricity (provided by MidAmerican Energy) and the internet. Water, sewer, gas, and trash are provided by the community and included in rent. And heat is electric. 

Renter’s insurance is not required at our community; however, it is strongly recommended to help protect your personal belongings in the event of fire, water damage, theft, or other unexpected emergencies.

As an affordable housing community, we understand that keeping monthly costs manageable is important. Residents are welcome to obtain renter’s insurance through any provider of their choice — you are not required to purchase coverage through our community. Many major insurance companies offer low-cost renter’s insurance policies, and some policies can cost as little as $10–$20 per month depending on coverage.

If you choose not to carry renter’s insurance, please note that management is not responsible for damage to or loss of personal belongings.

Apartments cannot be listed on short-term rental platforms such as Airbnb or VRBO,.

Leases are locked into the contract that you sign before you move-in; you'll need to reach out to the leasing office to discuss this in depth if needed. 

Yes, the security deposit is $500. And yes, the entire deposit is refundable if the apartment home is left in the condition it was when residents moved in. 

Public schools near East High Lofts include Spalding Park Elementary, East Middle School, and East High Schools. 

All apartments are Wi-Fi ready. Residents can contact their local provider for service. Sparklight Ready (not mandated to take this service).

We are pleased to be a smoke-free community. All smoking is prohibited in all locations on the premises, including, but not limited to, apartments, patios, parking lots, garages, green spaces, and common areas. 

We are a pet-friendly community and welcome your furry friends. We do collect pet fees and monthly pet rent. 

Ample off-street parking is provided by a private lot located behind the building. All parking is free to residents, an additional perk we love to provide for our residents. 

No, our apartments are unfurnished, waiting for your personal touch and style choices.

A full updated appliance package including dishwasher, refrigerator, electric range, microwave, and disposal is included in every apartment home. 

For your convenience, a full-size washer and dryer are provided in every apartment home. 

Yes! We want you to be comfortable year-round, so central A/C is provided for all residents and apartments. 

To provide added accessibility and convenience, an elevator is located in the building.

We offer apartment homes ranging from 1-bedroom and 1-bathroom apartments to 4-bedrooms with 2-bathrooms. Also, there are ADA accessible apartments for residents who require them.
